Garage door service and maintenance is a full mechanical check: balance, spring tension, cable condition, roller wear, track alignment, opener force settings and safety reversal. Most of the emergency call-outs we attend were preventable, and a service takes about an hour. Doors used more than four times a day should be looked at every twelve months.

What a proper service actually covers

The core of the service is balance. With the motor released, a correctly balanced door should lift with two fingers and stay put at any height. Everything else follows from that, because an unbalanced door quietly destroys openers, cables and rollers.

We then work through the mechanical list: spring tension and visible fatigue, cable condition at the drum and the bottom bracket, drum alignment, roller wear, hinge cracks, track clearance and bracket fixings.

The electrical side covers opener force settings, upper and lower travel limits, safety beam alignment and a reversal test against a solid obstruction. Remotes and the wall button get checked at the same time.

What we lubricate, and what we deliberately do not

Rollers, hinges, bearings and spring coils get a lithium-based spray. It stays where it is put, does not run down the door, and does not attract the fine limestone dust that gets into every Perth garage.

We do not oil the tracks. Oil in a track collects dust and grit and turns into a grinding paste that wears rollers faster than running them dry. Tracks get wiped clean instead.

Chains get a light chain lubricant. Belts get nothing at all, because lubricant on a belt causes slip. Small details, but they are the difference between a service that helps and one that just looks busy.

How often, and why it pays

Once a year suits a typical household opening the door four times a day. Twice a year is worth it for doors cycling more than eight times a day, doors near the coast where salt attacks cables, and any door with a bedroom above it.

Most emergency call-outs we attend were avoidable. Frayed cables give weeks of warning, springs show fatigue before they snap, and a motor gear rarely strips on a door that is properly balanced.

A service takes 45 to 75 minutes and costs a small fraction of a spring, cable or opener repair. You also get told what is going to need attention in the next year, so nothing arrives as a surprise.

How often should a garage door be serviced?
Once a year for a normal household. Twice a year if the door runs more than eight cycles a day, if you live near the coast where salt attacks cables, or if there is a bedroom above the garage and noise matters. Older doors benefit from the shorter interval.

What does a garage door service include?
Balance testing with the motor released, inspection of springs, cables, drums, rollers, hinges and tracks, correct lubrication, retightening of brackets and fixings, opener force and limit adjustment, safety beam alignment and a reversal test. You also get a note of anything likely to need work soon.

Is a garage door service worth the money?
It is if you would rather not be locked out by a failure. Cables fray and springs fatigue visibly long before they let go, and a balanced door puts far less strain on the opener. A service costs a small fraction of a spring or motor repair.

Can I service my garage door myself?
You can safely do some of it. Wipe the tracks clean, spray the rollers and hinges with lithium spray, test the safety reversal and retighten visible bolts. Stop at anything involving springs, cables or drums, because those hold enough stored energy to cause serious injury.

Do you service doors you did not originally repair?
Yes, and most of our service work is on doors we have never seen before. Brand does not matter either. We work on B&D, Merlin, Steel-Line, Gliderol, Danmar, Centurion and Taurean equipment, and anything we find that needs repair is quoted before we touch it.
