Garage Door Opens Part Way and Stops

When a garage door opens then stops, the opener has decided it has either reached the top or run into resistance. Nearly every case comes down to one of two things: a travel limit that is set short, or something making the door harder to lift than the opener expects. The trick is telling a settings problem from a mechanical one.

Safety first: Do not stand under a door that has stopped partway and do not reach up to pull it the rest of the way. If the opener stopped because the counterbalance is failing, the only thing holding that door up is a motor that has already told you it is at its limit.

What causes it

These are the causes we find most often, in roughly the order we check them.

    Up travel limit set short

    The opener stores how many turns of the motor equal a fully open door. If that stored number is short, after a power surge, a board reset or a previous adjustment, the door stops obediently at the wrong height and believes it has finished.

    What you can check

    Watch what the opener does at the moment it stops. If the motor cuts cleanly, the courtesy light behaves normally and there is no straining sound, the opener thinks the job is done. That points at the limit rather than a jam.

    What we do

    We reset the up limit and re-learn the travel on the board, then confirm the door clears your vehicle by at least 50mm at the highest point. On openers with mechanical limit switches we reposition the cam and lock it off so it cannot creep again.

    Force setting too low for the door

    Every opener has a sensitivity setting that halts the motor once the load crosses a threshold. It exists so the door cannot crush anything. A door that has slowly grown heavier as its springs tire will cross that threshold partway up and trip the opener every time.

    What you can check

    Pull the emergency release and lift the door by hand to about waist height. It should feel like lifting 5 to 10kg and it should stay roughly where you leave it. A door that fights you or drops is the reason the opener keeps stopping.

    We do not simply wind the force up, because that hides the fault and destroys the drive gear. We rebalance the door first, replace tired springs where needed, then set the force to the lowest value that gives reliable travel and re-test the reversal.

    Binding in the vertical or horizontal track

    A track nudged by a car mirror, a bracket that has worked loose, or a roller with a flat spot will bind at one point in the travel. The door climbs happily until it reaches that point, the load spikes, and the opener gives up.

    What you can check

    Note whether the door stops at the same height every single time. A repeatable stopping point almost always means a mechanical pinch at that spot. Look for bright rub marks on the inside of the track at that height.

    What we do

    We straighten or replace the affected track section, re-align the brackets and re-plumb the vertical tracks. Rollers with worn stems or seized bearings are replaced with nylon rollers on sealed bearings, which run quieter and last longer than the bare steel originals.

    Obstruction in the horizontal track path

    Once the door is up it travels back into the roof space. Anything stored on the ceiling joists, a hanging shelf, a roof rack, a kayak or an over-full storage box can foul the top panel or the horizontal track and stop the door short.

    What you can check

    Stand inside with the door part open and look at where the top of the door is heading. Check for stored gear, a light fitting, a hot water pipe or a bike hoist in the path. Anything within about 50mm of the door's arc is a candidate.

    What we do

    We reposition the horizontal tracks or their hangers where the clearance is genuinely too tight, and in a low-headroom garage we can change the track profile to gain the space. Where the obstruction is stored gear we move it and show you the safe clearance line.

    Worn chain, belt or trolley carriage

    A stretched chain rides up the sprocket teeth and skips under load, and a cracked trolley body flexes then lets go. Either way the opener loses drive partway through the lift and stops with the door hanging.

    What you can check

    Look along the rail while someone runs the door. A chain that visibly slaps or sags, or a trolley that stutters at one point in its travel, is telling you the drive train is worn.

    What we do

    We re-tension or replace the chain or belt, fit a new trolley and sprocket where they are worn, and re-grease the rail with the correct low-tack lubricant. Belt-drive conversions are worth considering where the opener shares a wall with a bedroom.

    Roller door curtain running out of square

    On a roller door the curtain rolls onto a barrel above the opening. If the curtain has been knocked out of square, or the guides have been spread by an impact, it climbs crooked and jams at a consistent height every time.

    What you can check

    Watch both side guides as the curtain rises. If the curtain sits hard against one guide with a visible gap at the other, or the bottom rail is not level with the floor line, the door is running out of square.

    What we do

    We re-square the curtain on the barrel, reset the guide spacing to the manufacturer's dimension, and replace guide sections that have been kerbed or spread. Where slats are creased beyond repair we quote a curtain replacement rather than patch it.

When to stop and phone someone

Clearing storage from the track path and noting the exact height the door stops at are both safe and genuinely useful to us. Adjusting limits and forces is not, because set the force too high and you disable the safety reversal that stops the door crushing something. Why does my garage door stop at the same height every time?

A repeatable stopping point means a mechanical cause rather than an electrical one. Something at that exact height, such as a bent track lip, a flat-spotted roller, a loose bracket or stored gear in the path, is loading the opener until it trips. Note the height and tell us when you call.

Can I just turn up the force setting on my opener?

You can, but you should not. The force setting is the safety that stops the door crushing a person, a pet or a car bonnet. Turning it up masks the real fault, shortens the life of the drive gear, and leaves the door without its main protection. Fix the cause instead.

Does the door stopping partway mean the spring is going?

Often, yes. Springs lose tension gradually, so the door gets heavier over months rather than overnight and the opener starts tripping partway up. The give-away is a door that will not stay put at waist height when you lift it by hand after pulling the release.

Will you fix it on the first visit?

Nearly always. Rollers, brackets, chains, trolleys and springs in the common sizes ride in the van, and limit and force settings cost nothing but time. The only jobs that need a return visit are non-stock items such as a roller door curtain or an obsolete logic board.
