Roller Door Repairs for Perth's Most Common Garage Door

The barrel spring is what does the lifting
A roller door has no visible spring. The curtain winds onto an axle, and inside that axle sits a long torsion spring pre-wound to counterbalance the sheet. When it loses tension the door becomes heavy on the way up and drops hard on the way down, which is the complaint we hear most often.
Tension is lost gradually through cycling, or suddenly if the spring fractures or an internal anchor shears. On doors over about 15 years old the internal ratchet and the spring anchor are as likely to fail as the wire itself.
Retensioning is done with the curtain rolled and the axle secured, adding the calculated number of turns, then testing that the door holds at half height without creeping in either direction.
Curtain, guides and bottom rail
The curtain is a single sheet of profiled steel living inside two side guides. Reversing into the door, a wind gust through an open garage, or forcing the door up while it is still locked will all pull the curtain out of a guide, and it buckles at the top where the load is highest.
Minor buckling can be dressed straight and refitted. A curtain creased across its full width has lost its shape and will keep jamming, and that is when a replacement curtain on the existing axle becomes the sensible repair.
Bottom rails bend when the door closes onto something. A bent rail stops the door sealing and stops the safety beam seeing a level edge, so it gets straightened or replaced along with the weather seal.
Roller door motors and openers
Roller door openers either mount on the end of the axle or bolt to the wall and drive it through a chain and sprocket. Both types use a plastic drive gear that can strip, and both have limit systems that drift as the curtain stretches slightly with age.
A common Perth call is a roller door that opens fine but stops short of the floor and reverses, which is usually a limit setting rather than a fault. Another is a door that will not lift at all because the centre lock is still engaged and the motor is fighting it.
We reset limits, replace gears and re-pair remotes on the same visit as any mechanical work, so you are not booking two jobs for one door. Where the opener is past economic repair we can fit a replacement head unit to the existing axle and curtain, which is a far smaller spend than a new door.
