Sectional and Panel-Lift Garage Door Repairs
Sectional garage door repair covers the hinges, rollers, torsion spring, cables and panels on a panel-lift door, the four or five hinged sections that curve back under the garage ceiling. Sectional doors have far more moving parts than a roller door, so the failures differ: cracked hinges, worn roller stems, bowed struts and split bottom sections.

What is different about a sectional door
A sectional or panel-lift door is built from four or five hinged horizontal sections that travel up a vertical track, curve through a radius and sit flat under the ceiling. That gives you a taller opening and a door that seals well, but it also means around 20 hinges, 10 rollers and a torsion spring, all of which wear.
The sectional doors we see most across Perth are B&D Panelift, Steel-Line, Danmar, Taurean and Gliderol units. The hardware differs slightly between them but the failure modes are effectively identical.
Because sectional doors are heavier than roller doors, small problems escalate faster. A dry roller becomes a flat-spotted roller, which becomes a bent stem, which drags the door out of the track.
Hinges, rollers and struts
Hinges crack at the knuckle, usually on the hinges either side of the middle joint where the bending load is highest. A cracked hinge lets adjacent sections move against each other, and you see the joint gape as the door travels through the curve.
Roller stems bend when a door binds, and nylon wheels flat-spot when a bearing seizes. Replacing all ten rollers at once is standard practice: they are inexpensive, and mixing new rollers with worn ones leaves the judder exactly where it was.
Struts are the horizontal steel braces across the back of the top and bottom sections. On wider doors a missing or bowed strut lets the panel flex, which shows up as a door that visibly bends in the middle as it lifts.
Panels, seals and daylight gaps
Daylight along one side usually means the door is not sitting square rather than that a section is faulty. We check track plumb, cable tension and the bottom seal before condemning any panel.
Bottom sections take the damage in most Perth garages: reversing knocks, sprinkler overspray and water sitting against the seal. Rust starts inside the section and pushes the paint off from behind, which is why it appears as a line rather than a spot.
A single damaged section can be replaced without touching the rest of the door, provided the profile and colour are still available. We fit the new section onto the existing hinges and rollers where they are sound.
Balance, spring tension and the opener
Sectional doors are counterbalanced by a torsion spring above the opening. Correct balance means the door stays put when you stop it halfway by hand with the opener released. Creeping down means the spring is weak; drifting up means it is over-wound.
Getting that right matters more on a sectional than a roller door, because the opener drives it through a curve where any imbalance turns into binding. We set spring tension first, then set the opener force to suit it.
A full sectional service, including hinge and roller replacement plus rebalancing, is typically one to two hours on site. Doing it properly is what keeps the panels themselves out of trouble, since almost every cracked hinge and torn end stile we replace started as a door that was running slightly out of balance.
