Signs you need this repair
- The shutter lifts a metre, stalls, and the operator cuts out until it cools down
- A forklift has caught the curtain and two or three slats are bent out of line
- The door overruns its stop point and grinds the bottom rail into the slab
- The chain hoist turns freely but the curtain does not move with it
- The key switch or push-button station does nothing although the isolator is on
- The shutter closes then reopens immediately with nothing in the beam
Industrial roller shutters and high-cycle doors
A commercial curtain does in a month what a home door does in three years, so wear that takes a decade in a driveway shows up in a year on a loading bay. Barrel springs lose tension, and once the operator is dragging the curtain instead of assisting it, its duty cycle is exceeded and the thermal cut-out stops the door halfway.
The other half of our shutter work is impact. Forklift tynes and reversing trucks bend slats and kerb the guides, and a curtain that has been struck runs out of square from that day on. We replace individual slats and bottom rails, straighten guides where the steel will take it, and cut in new guide sections where it will not.
Bottom rails take the worst of it because they meet the floor thousands of times a year. A bent rail stops the shutter sealing, catches on the guide lip on the way down, and eventually drags the curtain out of one side altogether.
Three-phase operators, limits and safety gear
Commercial operators are a different animal from a residential opener. Direct-drive tube motors and side-mounted units with a chain hoist override switch through contactors rather than a small logic board, and the parts that fail are contactors with pitted points, thermal overloads that keep tripping, and limit cams that have drifted out of adjustment.
A door that overruns into the slab, or stops half a metre short of the floor, is nearly always a limit cam that has worked loose on its shaft. On three-phase supplies we also check phase rotation and phase failure, because a shutter that will only run one direction after switchboard work usually has two phases swapped.
Safety gear is proven at the same visit: the bottom-rail safety edge, any photo beams across the opening, and the mechanical safety brake on doors heavy enough to carry one. Those devices are all that stands between a heavy curtain and whoever is underneath it.
Strata and apartment carpark doors
Carpark doors cycle constantly and every resident is affected the moment one stops. Most of the ones we attend around Perth are high-cycle sectional or roller units on commercial operators, with a mix of remotes, keypads and access controls added by different trades over the years.
Typical faults are a worn drive gear, a receiver that has lost its stored codes after a surge, ground loops and free-exit sensors that no longer trigger, and springs that have simply run out of cycles. We can clear a receiver and re-pair the whole set of resident handsets in a single visit.
We work directly with strata managers, building managers and tenants, and we can put the price in writing before attending where a committee has to approve the spend. If the door is stuck and half the building cannot get a car out, say so when you ring and it moves up the run sheet.
Keeping the downtime short
Every hour a shutter is down costs a site more than the repair does. The van carries commercial springs, cables, rollers, contactors, limit assemblies, safety edges and the drive gear kits for the operators we see most, so a large share of these jobs finish on the first visit.
When a curtain section or a whole operator has to be ordered, we restore manual chain operation and make the opening secure so the site keeps working until the part lands. If access is easier before opening or after close, that is when we book it.
For any door doing more than about twenty cycles a day, scheduled servicing is simply the cheaper path. It costs a fraction of an unplanned breakdown and keeps the safety devices tested rather than assumed.
