Door has become heavy to lift by hand
A roller door should feel almost weightless because the barrel spring carries the curtain. As the spring loses tension the weight transfers to you and to the opener, and everything downstream starts wearing faster.
Symptom
Close the door, pull the manual release and lift it halfway. It should stay roughly where you leave it. If it drops away or takes real effort, the spring needs attention. Do not attempt to adjust it; the spring is wound inside the barrel.
The repair
We re-tension or replace the spring to suit the door weight, then reset the opener force so it stops working harder than it should.

Guides packed with grit and paint
Perth driveways throw limestone dust and sand into the guide channels, and a repaint often leaves the channel narrowed. The curtain then drags, squeals and wears its edges bright.
Symptom
Run a finger inside the guide channel near the bottom. Grit, hardened grease or a ridge of paint will be obvious. Look at the curtain edges for shiny wear bands.
The repair
We clear and clean both channels, correct the guide alignment, apply the right lubricant and check the curtain edge condition.

Bottom seal perished and letting water in
UV kills rubber. A seal that has gone hard and cracked no longer meets uneven concrete, so rain drives under the door in a winter storm and sand blows in all summer.
Symptom
Close the door and look for daylight along the floor from inside the garage. Press the seal with your thumb: if it is hard, split or crumbling, it is done.
The repair
We fit a new seal matched to the slat profile and the floor level, and set the closing limit so the seal compresses correctly without being crushed.

Opener struggling in summer heat
