Steel-Line Garage Doors
Steel-Line Door and Opener Repairs in Perth
Steel-Line garage door repair covers both sides of the job: the door itself and the opener bolted to it. Steel-Line is an Australian manufacturer whose roller and sectional doors turn up right across Perth's newer estates. We service the doors, the springs, the guides and the Smart Series opener range.
- Steel-Line roller doors
- Steel-Line sectional (panel lift) doors
- Steel-Line tilt doors
- Smart Series openers
- Steel-Line remote handsets and wall controls
What usually fails on Steel-Line doors
-
1
Roller door has lost spring tension
The barrel spring loses a little tension every year. Nothing dramatic happens; the door just gets progressively heavier until the opener is doing work the spring should be doing, and eventually it strains, stalls or trips out.
Symptom
Pull the manual release with the door fully closed, then lift the door by hand about a metre and let go. A balanced door holds its position. One that drops or shoots up is out of balance. Do not attempt to wind the spring yourself.
The repair
We re-tension the spring to balance the curtain, or replace it if the coils have fatigued or a wind has broken, then reset the opener force.

2
Smart Series opener stops mid-travel
These heads use force sensing to detect an obstruction. A stiff guide, a dry axle bearing or a heavy door reads as an obstruction, so the opener stops or reverses part way through a cycle for its own protection.
Symptom
Run the door by hand with the release pulled. If it drags, catches or squeals at the same point every time, the door is the problem and the opener is doing its job.
The repair
We free up the mechanical fault first, lubricate the guides and bearings, then reset the force and limit settings so the opener is not masking a door problem.

3
Bottom slat and seal damage
The bottom slat takes every knock, every bumped bin and every bit of driveway grit. Once it bends, the curtain no longer runs square in the guides and the seal stops meeting the concrete.
Symptom
Sight along the bottom slat from one side. Any bow, kink or split in the rubber will be obvious. Look for daylight under the closed door and for water marks on the garage floor after rain.
The repair
We straighten or replace the bottom slat, fit a new seal to suit the floor profile and re-set the closing limit so the door seats without crushing the rubber.

4
Remote or wall control not responding
Steel-Line openers are supplied with rolling-code handsets paired to the head. Batteries flatten, handsets get dropped, and the two-core wire to the wall button gets pinched behind shelving or nicked by a nail.
Symptom
Try the handset from a metre away and then from the driveway. A remote that only works up close usually has a weak battery or a failing receiver. If the wall button is dead too, suspect the wiring or the head.
The repair
We replace batteries and handsets, re-pair the codes, and run new wall-control cable where the original has been damaged.

5
Curtain rubbing or grinding in the guides
Guides get pushed out of line when someone clips them with a car or a trailer, and limestone dust packs into the channel. The curtain then binds, wears its edges and puts extra load on the opener.
Symptom
Look for shiny wear marks on the curtain edges and paint scraped off inside the guides. Check both guides are still hard against the wall with all fixings tight.
The repair
We re-align and re-fix the guides, clear and lubricate the channels, and dress or replace curtain edges that have worn thin.
Steel-Line doors on Perth estates
Steel-Line doors turn up in volume on project homes across the north-east corridor, so we see plenty of them in Beechboro, Caversham, Dayton and Ellenbrook, and just as many in the older parts of Bayswater and Bassendean where a door has been replaced in the last fifteen years.
They are well built, which is why the failures we attend are wear items rather than design faults: springs at the end of their cycle life, seals cooked by the sun and guides knocked out of true.
Smart Series opener repairs
The Smart Series head is a sealed unit with a nylon drive gear, a control board and a rolling-code receiver. All three are serviceable, which means an opener that has stopped working is usually a part swap rather than a replacement.
- Drive gear kits for heads that whine without moving the door
- Limit and force resets after a door repair or a chain adjustment
- Receiver and handset replacement when remotes stop pairing
- Manual release repair when the cord or the mechanism has broken
- Full head replacement when the motor windings have gone
